447 Battery & 530 Sansome
The Development
Located at the intersection of the Financial District and Jackson Square, one of San Francisco’s most desirable and historic neighborhoods, the 447 Battery & 530 Sansome project showcases the incredible potential of public-private partnerships. The proposed project will include a new, state-of-the-art fire station for the City & County of San Francisco (“City”) and San Francisco Fire Department (“SFFD”) alongside a mixed-use tower consisting of modern view-oriented office space, the first new construction hotel in over two decades, and a robust offering of restaurant/event space to attract tourism and businesses to San Francisco.
The half-acre site consist of four parcels located on a block bound by Sansome Street, Washington Street, Battery Street, and Merchant Street. The proposed project is designed by Skidmore, Owings & Merrill LLP (“SOM”), an award-winning global architecture firm with proven track record of local expertise and experience.
The four-story standalone SFFD Fire Station 13 will be located at 447 Battery and will feature modern gear and equipment rooms, four apparatus bays to park up to six firetrucks and vehicles, a training roof, living quarters, fitness center, and library. The mixed-use tower will be located at 530 Sansome and include approximately 340,000 to 390,000 square feet of column-free office space starting at 225-feet in the air, a 100-200 key luxury hotel, curated amenity and event spaces, and approximately 7,400 square feet of restaurant and café space that will be open to the public.
The community benefits generated by the project will include, but not be limited to, (i) funding the entire cost of construction for the new SFFD Fire Station 13, (ii) improving and activating Merchant Street as a living street to connect it with Maritime Plaza and Marrk Twain Alley, (iii) a $4.3 million affordable housing fee to fund a senior affordable housing project in Chinatown, (iv) net positive fiscal revenue for the City’s General Fund, and (v) the creation of approximately 600 construction jobs and 1,500 permanent jobs, including 150 net new hotel jobs.
